Permanent & holiday lighting

See your house with the lights on

Before you spend a dollar. We fit a run of LEDs along your roofline once, and after that it is warm white on an ordinary Tuesday, Christmas colors in December, and full white when you want the front of the house lit. Play with the house on the right, then do it on yours.

Send a photo, get it back lit

One photo of the front of your house. We light the roofline and send it back two ways: how it looks in the daytime, and how it looks at night. It takes about a minute and there is nothing to fill in.

These two pictures are your own photograph with the lights generated onto it by an AI model. We measured how far it moves a building while doing that: on a test house, nothing shifted by even one pixel. It is still a preview and not a photograph of finished work, your roofline gets measured on site before any price, and your photo is only sent to us if you choose to attach it to a request.

Two different things

Up for good, or up for the season

The one we are pushing

Permanent Lighting

Installed once. Lit every night of the year.

A run of LEDs fitted along your roofline and left there. Warm white on an ordinary Tuesday, full color for a holiday, all of it from an app on your phone. The ladder never comes out again.

  • Fitted to your roofline once, then it stays
  • Every color, and patterns that move
  • Warm white as an everyday look, not just a holiday one
  • Run it from your phone, one room or the whole house

Still the seasonal favorite

Holiday Lighting

We put it up, we look after it, we take it down, we store it.

The seasonal display, handled end to end. Professional-grade strands cut to your roofline in November, kept lit through the season, down in January, and labelled in storage until next year.

  • Rooflines, trees, garland and wreaths
  • Every strand cut to fit, hung clean
  • A bulb or a fuse goes out, we come back
  • Take-down in January, stored until next winter

Why people switch

The November ladder, and the January one

Every year the same routine. The ladder comes out on the one dry Saturday November hands you, with the wind coming off the lake. The strands spend ten months in a tote and a few of them quit in the meantime. Then in January, in the coldest stretch of it, the ladder comes back out to take it all down.

And for the other ten months the house sits dark. That is the part most people do not think about until they have seen the alternative.

Try it on your house

What changes

  • No ladder, ever again

We install it once. Nothing to hang, nothing to take down, nothing to store.

  • Every holiday, not just one

Christmas, the Fourth, Halloween, your team's colors on a Friday night. Two taps.

  • Light on the house year-round

Warm white reads as architectural lighting. Most of the year nobody would call it a decoration.

More than a holiday display

What the system actually does

Close view of a gable at night, its two roof edges running long blocks of red, warm white and green, each block washing the siding below it in its own color

Any color, and it moves

RGB and RGBW LEDs, addressed one bulb at a time. So a pattern can travel along the roofline instead of the whole run changing at once.

A home at night with every roofline bulb driven to full bright white, lighting the whole frontage

Security lighting, on the same run

Hold every bulb at full white and the system stops being decorative. Somebody pulls in the driveway at two in the morning and the front of the house is lit.

A curving concrete walk at night lit by hooded path lights, each throwing a scalloped pool onto the concrete

Landscape lighting below the roofline

The roofline is where most people start. The beds, the path, the trees and the drive are the half that makes a house look finished after dark.

A hand holding up a phone in a driveway at night, seen from behind so the screen is turned away, with the lit house sharp in the background

The question everyone asks first

What does it cost?

We are not going to put a number on this page, and it is worth saying why rather than leaving you to guess. Permanent lighting is priced off your actual roofline. Two houses on the same street can be thousands apart, so any figure printed here would be wrong for almost everybody reading it, and we would only have to take it back standing in your driveway.

What we can tell you is exactly what moves the number.

  1. 01

    How much roofline you light

The single biggest factor. A single-story ranch frontage and a two-story with dormers, a wraparound porch and a detached garage are not the same job, and they are not close.

  2. 02

How hard the run is to reach

A roof we can work from a ladder costs less than one that needs staging or a lift. We work that out standing in your driveway, not from a photo.

  3. 03

Which lights, and how they mount

Track, clips or magnetic strings, and the brightness the building needs. A storefront that has to read from across a parking lot takes different hardware than a porch.

  4. 04

    Whether you add the ground

Landscape lighting is priced separately, and it is meaningfully cheaper to do in the same visit than to come back for a year later.

How you get a real number

  • We come out and measure. Usually under an hour, and it costs nothing.
  • You get one written price with everything it covers listed on it.
  • No deposit to get that number, and no obligation once you have it.
  • The price does not move after you accept it unless you change the job.

The hardware

We install Minleon

There is a wide gap in this category between a commercial system and a strand of lights sold as one. Here is what we put on a roof and why, and every claim below is one the manufacturer makes in writing.

Built for all four seasons
Minleon manufactures these strings for four-season, year-round use, with extra insulation on the wire. They are not seasonal strands left up.
One dead bulb does not kill the run
A double data line means a single bad pixel will not take the rest of the string with it. It is the difference between a system and a strand of Christmas lights.
The track is meant to disappear
UV-coated PVC channel in white, black, brown, gray or sand, in three-foot sections, matched to your trim. You see it at night. In daylight you have to look for it.
Mounted the way your roof needs
Three-way track, a smart base, adjustable clips, molded clips, or magnetic Pebble strings. The roof decides, not the catalog.
Brightness where a building needs it
The 24-volt Pebble strings carry two RGBWs per bulb, the brightest Minleon makes, built to read from across a parking lot. That is the commercial answer.
Warranty
The lights are warrantied for 100,000 hours, and our labor for two years.

The same family that cleans the windows

Colonel Zips is Jon Conroy and his sons Oliver and Emerson, working out of Gould City. Jon spent more than 25 years cleaning windows down in the Lansing area before he retired up here, and the boys pulled him back into it.

Lighting is the newest thing we do, and it is on the same terms as everything else: we turn up when we said, we are insured, and the job is not finished until it passes inspection.

Before you commit to anything

  • Ask for the certificate of insurance. We will send it before we quote.
  • Ask for the manufacturer's spec sheet on the lights. We will send that too.
  • Ask what is covered by us and what is covered by the manufacturer. It goes in writing on your estimate.

Or just call and ask. (906) 291-1601

Questions we actually get

Straight answers

What is permanent lighting?

A track of individually controlled LEDs fitted along your roofline and left there year-round. You run it from an app: soft warm white most nights, full color for a holiday, every bulb to white if you want the frontage lit. No ladder in November and no take-down in January.

What does it cost?

It depends on how much roofline you want lit, and there is no honest way to answer it from a desk. We come out, measure the runs, and give you a written price. A small single-story frontage and a large house with dormers and a wraparound porch are not close to the same job.

Can you see it during the day?

You have to look for it. The channel is UV-coated PVC in white, black, brown, gray or sand, all five in stock, and we match it to your trim so it reads as part of the roofline. At night you see the light, not the track.

What happens if a bulb goes out?

The strings use a double data line, so one bad pixel does not take the rest of the run with it. The lights stay on and we come and replace the bulb.

Is this the same as your holiday lighting service?

No, and we do both. Holiday lighting is a seasonal display: we put it up, look after it, take it down in January and store it. Permanent lighting goes up once and stays, and it does the holidays plus every other night of the year.

Do you do commercial buildings?

Yes, and it is where a lot of this is going. Dealerships, restaurants, storefronts and municipal buildings. The commercial strings are brighter by design, built to read from across a parking lot.

Do you install landscape lighting too?

Yes, and it is growing. Right now we can swap the bulbs in your existing landscape lights for Minleon ones, so the yard runs from the same app as the roofline. More is coming by spring.

Where do you install?

We are based in Gould City and work across Michigan's Eastern Upper Peninsula. For lighting we also travel to Sault Ste. Marie, Marquette, Escanaba and Petoskey. If you are outside that and want a measure, ask. We will tell you straight whether it is a drive we can make.

We work across Michigan's Eastern Upper Peninsula. If you are outside it, ask anyway and we will tell you straight.

Book a measure

Get a real number, not a guess

Lighting is priced off your actual roofline, so we come and measure it. Every house is a different length of run, a different number of gables, and a different climb. Anyone quoting you from a desk is guessing.

  • We measure the roofline on site. That is the only way the number is real.
  • You get the price in writing, with what it covers.
  • No deposit to get a number, and no obligation after you have one.
