A commercial building at night with permanent lighting along the roofline

Commercial & municipal

A dark building is a sign nobody can read

From November to March a commercial frontage disappears from the road at five o'clock, at exactly the hour passing traffic is deciding where to pull in. Permanent lighting fixes that for every night of the year, not for six weeks of it.

All winter your frontage disappears from the road at five o'clock. Permanent lighting fixes that every night of the year.

At the hour it matters

Six o'clock, and yours is the lit one

A car coming down Main Street in December passes four frontages in eight seconds, and in the dark three of them are a shape. The decision about where to eat gets made in that window and nobody involved is reading a sign.

Warm white along the roof edge most of the year, your colors for an event, the holiday's colors in December. Set on a schedule so it runs itself, and nobody is renting a lift.

Every color on a public building
A small brick restaurant at night on a main street, its roofline lit warm white, the brick washed amber and tables under the awning
A restaurant frontage, warm white The roof edge lit the whole way across and down both ends, the brick carrying the light, the awning recess left dark. Generated photograph, not a photo of our work.

Buildings this was made for

Commercial, and municipal too

Dealerships

A lot lit every night of the year, and colors for a sale weekend without renting a lift.

Restaurants

Open, warm and visible from the road at the hour people decide where to eat.

Storefronts

A frontage that reads as open after dark from November to March.

Civic and municipal

Downtown blocks, parks and public buildings, on one system, on a schedule.

Municipal work is a market we install for, not a client list we are showing off. Ask us what we have running and we will tell you straight.

The case for it

The seasonal display costs more than you think

A commercial holiday display is a lift on the lot twice a year, a crew on site twice a year, and a line item that comes back every December without ever becoming an asset.

One permanent install ends that. It does December, and it does every other night: warm white as the everyday look, your own colors for a sale weekend or a game, full white when the lot needs to be lit.

What you get

  • One install, then no lift on the lot in November and none in January
  • Your colors for an event, the holiday's colors in December, warm white the rest of the year
  • Set it on a schedule and it runs itself
  • Brightness built for a building, not for a porch

The hardware

Built to read from across the lot

A building needs more output than a porch does, and the brightest strings in the Minleon range are the commercial answer. Every claim below is one the manufacturer makes in writing.

Built for all four seasons
Minleon manufactures these strings for four-season, year-round use, with extra insulation on the wire. They are not seasonal strands left up.
One dead bulb does not kill the run
A double data line means a single bad pixel will not take the rest of the string with it. It is the difference between a system and a strand of Christmas lights.
The track is meant to disappear
UV-coated PVC channel in white, black, brown, gray or sand, in three-foot sections, matched to your trim. You see it at night. In daylight you have to look for it.
Mounted the way your roof needs
Three-way track, a smart base, adjustable clips, molded clips, or magnetic Pebble strings. The roof decides, not the catalog.
Brightness where a building needs it
The 24-volt Pebble strings carry two RGBWs per bulb, the brightest Minleon makes, built to read from across a parking lot. That is the commercial answer.
Warranty
The lights are warrantied for 100,000 hours, and our labor for two years.

How a commercial job runs

Measured, quoted in writing, installed around your hours

We walk the building, measure the runs, and put the price in writing with what it covers. On a commercial job that includes how we get to height, where the controller and power go, and when we are on site, because a dealership does not want a lift in front of the showroom on a Saturday.

We are fully insured, and we will send the certificate to your office before we quote if that is what your process needs. Multiple sites can go on one schedule and one system.

We work across Michigan's Eastern Upper Peninsula. For a building outside it, ask. We will tell you honestly whether it is a drive we can service properly.

The question everyone asks first

What does it cost?

We are not going to put a number on this page, and it is worth saying why rather than leaving you to guess. Permanent lighting is priced off your actual roofline. Two houses on the same street can be thousands apart, so any figure printed here would be wrong for almost everybody reading it, and we would only have to take it back standing in your driveway.

What we can tell you is exactly what moves the number.

  1. 01

    How much roofline you light

The single biggest factor. A single-story ranch frontage and a two-story with dormers, a wraparound porch and a detached garage are not the same job, and they are not close.

  2. 02

How hard the run is to reach

A roof we can work from a ladder costs less than one that needs staging or a lift. We work that out standing in your driveway, not from a photo.

  3. 03

Which lights, and how they mount

Track, clips or magnetic strings, and the brightness the building needs. A storefront that has to read from across a parking lot takes different hardware than a porch.

  4. 04

    Whether you add the ground

Landscape lighting is priced separately, and it is meaningfully cheaper to do in the same visit than to come back for a year later.

How you get a real number

  • We come out and measure. Usually under an hour, and it costs nothing.
  • You get one written price with everything it covers listed on it.
  • No deposit to get that number, and no obligation once you have it.
  • The price does not move after you accept it unless you change the job.

The same family that cleans the windows

Colonel Zips is Jon Conroy and his sons Oliver and Emerson, working out of Gould City. Jon spent more than 25 years cleaning windows down in the Lansing area before he retired up here, and the boys pulled him back into it.

Lighting is the newest thing we do, and it is on the same terms as everything else: we turn up when we said, we are insured, and the job is not finished until it passes inspection.

Before you commit to anything

  • Ask for the certificate of insurance. We will send it before we quote.
  • Ask for the manufacturer's spec sheet on the lights. We will send that too.
  • Ask what is covered by us and what is covered by the manufacturer. It goes in writing on your estimate.

Or just call and ask. (906) 291-1601

Get a real number, not a guess

Lighting is priced off your actual roofline, so we come and measure it. Every house is a different length of run, a different number of gables, and a different climb. Anyone quoting you from a desk is guessing.

  • We measure the roofline on site. That is the only way the number is real.
  • You get the price in writing, with what it covers.
  • No deposit to get a number, and no obligation after you have one.
